MahaRERA Landmark Order of 30.7.2024 – Mandatory Disclosure of Amenities / Facilities
As per the latest Order, it is now mandatory for the Developers to mention the following amenities / facilities in the agreement for sale with home buyers and also to annexe approved plan thereof.
(A) the amenities / facilities such as swimming pool, badminton court, tennis court, theatre, gym, table tennis court, squash court, etc; provided or to be provided either in the building and in the common areas or lay out.
- Free of FSI area utilized for the facilities / amenities under the Rules shall be provided.
- FSI of the project utilized for the facilities / amenities under the Rules shall be provided.
(B) Size and location of facilities / amenities within the plot or layout with proposed date of delivery to the organization of allottee(s).
(C) Number of lifts to be provided with details of type of lift, passenger / stretcher / service / fire evacuation / goods etc; capacity and speed of list as Meter per second.
(D) The detailed facilities / amenities mentioned in Annexure “1” shall be the same as the list mentioned in the Registration Form-A and in Table B of Form 1 – Architect Certificate.
(E) The clause to be incorporated as per Annexure “1” shall be “non-negotiable clause” and failure will entail in action as per the Order dated 13.12.2022.
